1. Acceptance of Terms

By registering for an account with RERA LTD ("we", "us", "our")—whether through a Google account or by providing your email address and a confirmation code—you expressly agree to these Terms of Service ("Terms") and our related policies (Privacy Policy, Cookie Policy, and Service Purchase Agreement). If you do not agree with any part of these Terms, you must not register for or use our services.

3. Scope of Services

Our platform is dedicated to facilitating:

Real Estate Listings: For the sale or rental of residential and commercial properties.
Agent and Agency Search: Allowing users to find and review real estate agents and agencies.
User Reviews: Enabling reviews for agents, agencies, and other users.
Messenger Communication: Secure messaging between users, in two modes—“Owners” and “Clients.”
Favorites, Saved Searches, and Recommendations: To enhance user experience and streamline property searches.
Localization: Automatic translation into Greek, English, and Russian via DeepL integration.
Agent and Agency Functionality: Allowing users to become verified agents and create or join agencies.

These functionalities are provided in accordance with the laws of Cyprus and our internal guidelines.

4. Registration and Authorization

Methods: Registration is available via Google account integration or through a process that involves entering your email address and receiving a confirmation code.

Consent: Registration constitutes your express consent to these Terms and our Privacy Policy.

Account Integrity: You agree to provide accurate, current, and complete information during registration and to maintain and update such information as needed.

Violation and Suspension: If you violate any rules or engage in fraudulent behavior, your account may be suspended or terminated. In such cases, the account is flagged as “deleted” in our system for fraud prevention purposes.

5. User Account Responsibilities

Security: You are responsible for maintaining the confidentiality of your account credentials.

Prohibited Actions: You must not engage in fraudulent activities or use the service for any unlawful purposes.

Content Responsibility: You are solely responsible for the content you post, including listings, reviews, messages, and other user-generated content.

6. Prohibited Conduct and Content

You agree that you will not:

Publish false, misleading, or inaccurate information about properties.
Use third-party content (e.g., photos, videos) in violation of copyright or intellectual property rights.
Apply watermarks to images (our system automatically applies watermarks and utilizes special tools to detect any related incidents).
Use obscene or profane language when referring to other users or agencies.
Upload obscene images as avatars or logos (e.g., explicit sexual content, pornographic images, or graphic nudity are strictly prohibited).
Duplicate your own listings or post the same listing multiple times.
Publish listings in multiple languages (our service automatically translates text, preserving the original language).
Engage in any form of fraudulent or deceptive activities.

7. Listings and Advertisements

Publication Requirements: Listings can only be posted if you have available "publications" in your account. Two types exist:

Gift Publications: Provided to new users (the number may vary).
Prepaid Publications: Purchased publications for posting listings.

Promotion Services: Additional marketing services for promoting listings are available for a fee. Terms and fees for these services are detailed in the separate Service Purchase Agreement.

Moderation: All listings undergo mandatory moderation (both automatic and manual) to ensure compliance with our rules and to prevent fraud.

Rejection and Corrections: If a listing is rejected, you will be informed of the reason and allowed to make corrections.

Duration: Once approved, a listing remains active for a maximum of three months. Republishing or updating a listing requires re-moderation and may incur additional fees.

Geographical Limitations: Listings must be published exclusively for the southern part of Cyprus; listings for the northern part will not pass moderation.

Mandatory Fields: You must complete all required fields in the listing form. Failure to do so will result in the inability to publish the listing.

Data Protection: Contact details provided in listings are tokenized to prevent unauthorized scraping by bots; they are accessible only to registered and active users.

Complaints: Users may submit complaints regarding listings. If a complaint is upheld, the listing may be blocked or removed until corrections are made.

8. Search for Agents and Agencies

Functionality: Our platform provides a search service for real estate agents and agencies.

Ranking: Agents and agencies are ranked based on ratings derived from user reviews and overall activity on the platform.

Filters: Users can filter search results by additional parameters, such as verification status or agent type.

9. Reviews

Submission Requirements: Reviews can be left only when there is an active listing and a documented interaction between the reviewer and the subject of the review.

Moderation: All reviews are subject to moderation. Reviews found to be in violation of our rules will be removed.

Content and Editing: Reviews may include text and are generated using a preliminary questionnaire that automatically assigns a rating. Once a review is published and moderated, it cannot be edited; it may only be deleted upon request to the administration through our complaint process.

10. Favorites, Saved Searches, and Recommendations

Favorites and Collections: You may create and share collections of favorite listings. Only active listings can be added. Inactive listings remain visible in your collection but cannot be accessed until reactivated.

Saved Searches: You can save search parameters to receive notifications about new listings. Notifications are sent via email and in your account at intervals between 1 and 24 hours, depending on server configuration and new listing volume.

Recommendations: The system generates personalized recommendations based on your viewing history, saved searches, and favorite listings. These recommendations are for your use only and are not shared with third parties.

11. Account Verification

Verification Process: Users may verify their account through an integrated Onfido service (https://onfido.com).

Verified Status: Upon successful verification, your profile will display a “Verified” badge.

12. Comparison of Listings

Functionality: You can compare up to four listings simultaneously, based on similar attributes, to aid in decision-making.

13. Messenger and Communication

Modes of Communication:

Clients Mode: For interactions between agents and potential buyers/renters, grouped by listing.
Owners Mode: For direct communication between property owners and potential buyers/renters.

Features: In Clients Mode, additional features such as broadcast messaging and automatic replies are available (broadcasts may only be sent at intervals of at least one hour).

Security: All messages—including text and attachments (photos, documents, links)—are encrypted using OpenSSL with AES-256 and AES-128 encryption. Message content is not accessible to third parties.

Prohibitions: The transmission of spam or fraudulent content via the messenger is strictly prohibited. Users may report abusive messages, and RERA LTD reserves the right to investigate and take appropriate actions, including account suspension.

14. Localization and Translation

Supported Languages: Our service is available in Greek, English, and Russian.

Automatic Translation: Listings and reviews are automatically translated via DeepL (https://deepl.com) while preserving the original text.

User Choice: You may view the original text if it differs from your preferred language, but manual changes to translations are not permitted.

15. Agents and Agencies

Agent Registration: Any registered user may apply to become an agent. Once verified, your account will be designated as “Agent” and you will appear in the agent search results.

Agency Affiliation:

Agents may create their own agency or join an existing one.
Each agent may belong to only one agency.
Verification of Agencies: Agencies become active and receive “Verified” status only after providing the necessary license in accordance with Cyprus law.
Extended Functionality: Agencies have access to a dedicated dashboard with enhanced functionalities for managing agents and listings.

16. Viewing History

Data Collection: Your viewing history of listings is recorded and cannot be deleted.

Usage: This information is automatically segmented and used to improve service recommendations and user experience.

17. Intellectual Property

Ownership: All content available on our platform is owned by RERA LTD or its licensors.

User License: By submitting content (listings, reviews, messages, etc.), you grant RERA LTD a non-exclusive, worldwide, royalty-free license to use, reproduce, modify, and display your content for purposes related to the operation and promotion of the service.

User Responsibility: You are responsible for ensuring that you have the necessary rights to publish any content you provide.

18. Disclaimers and Limitation of Liability

Accuracy of Information: While we strive to maintain accurate and up-to-date information, RERA LTD does not guarantee the accuracy, completeness, or reliability of any listings or content.

"As Is" Basis: The service is provided on an “as is” and “as available” basis without any warranties, express or implied.

Limitation of Liability: Under no circumstances shall RERA LTD be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of the service.

User Responsibility: You acknowledge that you are solely responsible for any content you post and any interactions you engage in on the platform.

19. Termination and Account Suspension

Right to Terminate: RERA LTD reserves the right to suspend or terminate any account that violates these Terms or engages in fraudulent or malicious activities.

Account Deletion: You may request the deletion of your account. Deleted accounts are flagged in our system to prevent reuse for fraudulent purposes, though some data may be retained for legal and fraud prevention purposes.

Post-Termination: Upon termination, you will lose access to your account and any associated services.

20. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Cyprus. Any disputes arising out of or relating to these Terms or the use of the service shall be exclusively resolved by the courts of Cyprus.

21. Changes to These Terms

RERA LTD reserves the right to update or modify these Terms at any time. Any changes will be posted on the Site with an updated effective date. Your continued use of the service following such changes constitutes your acceptance of the new Terms.
